DFW Market Update February 2021
The Dallas-Fort Worth Housing Market in 2021 has started off with a bang!! Residential single family homes are drawing multiple offers in greater magnitude than during the years 2012-2017. Inventory is lower than last year by 47%, and last year was lower by nearly the same amount from 2019. We now have only a 1.4-month supply of homes on the market. This drives up prices, and in combination with mortgage interest rates at between 2.25% - 3.25% based on credit scores, buyers have flooded the market looking for needles in haystacks.
Values for the Fort Worth market in 2020 were up 10% from 2019, and for DFW were up 8.3%, and for DFW are forecasted to increase by 7.3%+ in 2021. Statewide the 2021 increase is projected to be 8.4% across all of Texas in 2021. None of these forecasts are written in stone, however. Some areas will still experience growth beyond this along with value increases because of the supply & demand and area desirability. Some areas will not do as well.
This is being driven by our area’s intense ability to attract relocating companies and workers bringing families here from all parts of the US. We are also seeing movement out of population areas to more rural and smaller town areas due to COVID-19 and the ability to work from home, some of which may never go back to what it was before COVID-19.
Overall, the Dallas-Ft Worth market is the fourth largest real estate market in America, and is still a great market to buy, sell and build a new home in 2021! What it will take is a talented Realtor to craft a sale and a buy for a homeowner who wants or needs to move either up or down in response to the intense multiple offer situation we have.
